Welcome to SoCo by Owner, the most efficient and economical way to advertise and market your home if you have decided to sell your property yourself. We will assist in the “For Sale By Owner” process by providing FSBO sellers throughout Southern Colorado service area (Pueblo, Fremont, and El Paso Counties) an opportunity to reach buyers everywhere over the world wide web!

Our one time promotional introductory listing fee is $249. A charge of $35 will be added if we take digital photos for you, for a total of $284. We are not real estate agents or brokers and will not receive any further compensation from the buyer or the seller. We also provide, at your request, corner directional signs, open house signs, and/or brochure tubes at our cost plus $2. each. The listing fee provides 6 months of continuous listing time on our site.  The listing expires when the property sale closes, you remove your property from the market or from our site, or the listing reaches the end of the 6 month listing term; whichever occurs first. The listing may be extended for additional months for $95 per month. Property owners must agree not to list their property on any other website, or with any MLS (Multiple Listing Service), and agree not to allow any real estate agent to place their realtor sign in the yard of a property listed with SoCoByOwner. 

We will deliver and install a professional and attractive yard sign, usually within 4 business days. All signs remain the property of SoCo by Owner, and SoCo by Owner is not responsible for any injury or accident involving the sign, or the installation of the sign.  It is the property seller’s responsibility to contact the Utility Notification Center of Colorado (1 800 922-1987) to make sure that the spot the seller designates is free of underground utilities.  SoCo by Owner is not responsible for any damage to underground utilities due to installation of the sign.

The home seller is responsible for the accuracy of their listing which is for one property only and non-transferable. In the event the seller is found to be misrepresenting their property, the seller will be asked to correct the inaccurate information. Refusal to comply may result in the termination of the listing.

No warranty of any kind is implied or provided.

No refunds are given due to all expenses being incurred during the first week of a new listing.

Any user submitting a bad check or credit card will be charged a fee of $35 and may be unable to access SoCo by Owner’s website in the future.

The seller agrees to pay SoCo by Owner $75 for signs not made available for pickup at the expiration of the listing term, or for signs damaged beyond normal wear and tear.
