Q. What is SoCoByOwner.com?
A. SoCoByOwner.com (Southern Colorado By Owner) is an internet marketing service whose mission it is to bring buyers and sellers of real estate together without using real estate agents/brokers, thus avoiding high commissions.
Q. What will I get when I subscribe to the service and how much does it cost?
A. You will receive an online listing and internet exposure for your property with as much space as you need for text to describe it. You may have 7 photos of your property and access to change any detail of your listing 24/7. You can send us snapshots which we will scan, you can upload jpeg photos to us, or we will take digital photos for you when we come out to deliver and install our yard sign. We will pick up the sign when your house has sold. (See the List Your Property page for more information about what’s included.) The cost to list your property with SoCoByOwner is $249. If you request that we take digital photos for you, the charge will be $35 and your total will be $284. We also provide, if requested on the listing/registration form, corner directional signs, open house signs, and information tubes at our cost plus $2 each.
Q. How long will my listing remain active?
A. Your listing will remain active for six months or until your property is sold, taken off the market, or listed with a real estate agent. You may use the SoCoByOwner signs as long as your listing is posted.
Q. My house has sold, how do I remove it from the site?
A. Simply login and change the status of your property to sold, or you may email cancel@SoCoByOwner.com and we will remove the listing pickup your sign. Please make sure that all signage is available in your yard for pickup.
Q. Can I list my property with a real estate agent at the same time as it is listed with SoCoByOwner?
A. No, if you decide to list with a real estate agent contact us immediately. Send an email to cancel@SoCoByOwner.com and we will remove your listing and pick up your signs.
Q. Can I make changes to my listing after it has been posted?
A. Absolutely! Login to your account at any time. Change any detail including descriptions, photos, the price of your property, or advertise upcoming open houses. Changes will appear immediately.
Q. Who owns the signs?
A. Signs are the property of SoCoByOwner.com. We provide delivery and pickup. You are responsible for any damage or theft of the yard sign (Please see our Service Agreement). You agree to make the signs available after your home sale has closed or your listing is canceled or expired.
